Median price buys a terrific townhouse

Homebuyers are really going to town to luxury townhouses, that is. According to the Northern Virginia Association of Realtors, sales in the area including Fairfax County and the City of Alexandria actually rose by 9.52 percent in June. By contrast, both condo and single-family home sales slid, leading to a modest total dip of 5.05 percent. In the City of Alexandria, townhouse sales fell by only four percent, while both condos and single-family homes showed double-digit declines, of 19 and 34 percent, respectively.

Why did those Alexandria townhouses fare so well, compared to the other categories? The answer may be very simple. The median price for an Alexandria townhouse had fallen six percent, to $510,000. That made a very attractive product even more enticing, starting with their Federal-style brick exteriors. Looking inside four luxury units listed for sale at that price on one July day, its even easier to see why this classy category is faring so well on the market.

Three of the four are end units, including the 20-year-old, three-story dwelling on Mallory Lane in Kingstowne. It features three bedrooms, two full baths, two powder rooms, a fireplace and an attached one-car garage. The schools are Lane Elementary and Hayfield Middle and High.
